Telecommunications offer income and amenities.
The search for a new source of income and building amenities is above many facilities professionals' heads -- literally. The burgeoning telecommunications industry is offering new income opportunities with its increasing need for rooftop antenna sites. The industry is also offering its technologies as building enhancements. Savvy building professionals know, however, these new opportunities come with a whole new set of leasing, maintenance, and compliance issues.
Depending on use and location, building owners can collect anywhere from a couple hundred to thousands of dollars annually for only 200 to 300 square feet of rooftop space. "A traditional roof in our portfolio earns anywhere from $12,000 to $60,000 a year," says Marc Ganzi, general partner of Apex Site Management, Conshohocken, PA. Where once such opportunities existed only for 1,000-foot and taller buildings, it is now available to the low- to mid-rise - 100 to 500 feet tall.
