It looks like Rodamco is ready to make another effort to shop the 500,000-- square-foot office building at 745 Fifth Avenue in Midtown Manhattan. The Dutch property giant had listed the property in 1999 with Lazard Freres, but pulled the property off the market a few months later after it failed to resolve tax issues involving the company's partners. The buzz is that Rodamco has once again tapped Lazard to offer the art deco property, located at the corner of 58th Street. The 34-story building should attract bids of up to $500/sf, or $250 million. Eastdil Realty has broken up Mack-Cali Realty's 700,000-sf Houston office portfolio. Rather than holding out for a buyer willing to take all six buildings, the broker is now negotiating deals with bidders for several individual properties. Mack-Cali, a Cranford, N.J., REIT, plans to dispose all of its Texas assets this year - some 3 million sf of properties in total. In addition to Eastdil's efforts, Mack-Cali has retained Insignia/ESG to market its Dallas holdings and CB Richard Ellis to handle the properties it owns in San Antonio.
