NORTHWEST DALLAS - Down-at-the-heels Harry Hines Boulevard is enjoying a resurgence as Korean wholesalers and retailers lure more shoppers to Dallas' Asian trade district - a sector bordered by Royal and Walnut Hill lanes and interstates 35 and 635.
The district is home to some 100 wholesalers and an additional 150 Korean-owned businesses.
Sam Moon, owner of Sam Moon Trading Co. and Sam Moon Luggage & Gifts, says wholesale and retail space near the intersection of Harry Hines and Royal Lane is priced anywhere between $18 and $24 per square foot - astounding rates considering the block was once recognized for its crime rate rather than its commercial real estate.
The upsurge in consumers in the predominately Korean sector is prompting tenants to hold onto their properties and making affordable spaces harder to come by.
"It's hard to find space here," says Moon. "It's difficult to get in because people are not getting out."
Moon's father planted his family's roots in the district 18 years ago, when all Harry Hines Boulevard contained was the stark remains of a oncebustling industrial district.
