Vista Verde Garden is a project designed to reduce air pollution and the lack of green spaces in Lima, which currently has the worst air quality index in Latin America, according to the Air Quality Life Index by the University of Chicago. Only 10% of Lima’s districts meet the minimum requirement of 8 square meters of green areas per habitant recommended by the Ministry of Housing. Given the scarcity of horizontal spaces, the project proposes installing vertical gardens in new buildings to improve the health and quality of life of Lima’s residents. The project initially focuses on 138 real estate developments in critical areas of Lima, such as Santiago de Surco, Barranco, and San Miguel. Additionally, it stands out from current competitors by using hydroponic techniques, automated irrigation, integration of natural repellents, and modular designs to facilitate installation and maintenance. The primary clients are real estate companies incorporating the gardens into their construction projects, followed by neighborhood associations that will be responsible for the ongoing maintenance of the gardens. With an initial investment of 580,000 soles and financing covering 80% of the capital, the project estimates a 220% return on investment by the fifth year. Furthermore, the estimated financial net present value (NPV) is 3.86 million soles. The social benefits of vertical gardens, including savings in health and energy costs, amount to a net value exceeding 17.5 million soles by the fifth year.
