Reports of local real estate deals have been coming in fast and furious to the CSBJ. Here's just a sampling, and there's lots more to come.Front Range Commercial Real Estate brokerage spent the first half of January signing leases. Here are the results:Jay Carlson and Jim Rapkoch facilitated an office expansion for the Pikes Peak Partnership at 2377 N. Academy Blvd. in the Plaza 2300 Shopping Center. The lease included 3,166 square feet of space. The brokers represented the tenant and the landlord, 2300 North Academy LLC.Equity Savings Real Estate Group leased 1,459 square feet in the same center at 2375 N. Academy Blvd. Once again, Carlson and Rapkoch represented the owner, and tenant/broker Dan Donivan represented Equity Savings.Brian Norton of Cascade Commercial Real Estate represented the tenant, Hacienda Esperanza Enterprises Inc., dba Express Personnel, on the lease of 1,350 square feet at 2414 S. Academy Blvd in the Gateway Center. The Carlson-Rapkoch team represented the landlord.Yakatori restaurant renewed its 1,200- square-foot lease at 1532 S. Nevada Ave. in the Ivywild Place Shopping Center. Bob Nolette and Michael Roslin represented the tenant in negotiations with the landlord, Central Colorado Management Co.Nolette and Roslin also represented the same landlord, and leased 1,200 square feet to the Ivy Salon at 1530 S. Nevada Ave. Nolette represented the landlord on the lease of another 1,200 square feet of space to retailer Stevens Aeromodel at 1536 S. Nevada Ave. Chuck Armstrong of NRT/Coldwell Banker represented Stevens Aeromodel.Bob Cope leased 1,408 square feet of space to P&C Enterprises Inc. in the Rockrimmon Shops at 6606 Delmonico Drive. Cope represented the landlord.Keeping an eye on foreclosures With interest rates on a slow climb, some homeowners are having trouble keeping up with escalating adjustable rate mortgages, or they simply got too much house for what they could afford. As a result, Colorado, along with other states, is beginning to see an increase in the filing of foreclosure actions.Overall, U.S. foreclosure numbers climbed steadily over the course of last year, with more new foreclosures reported in every quarter, said James J. Saccacio, CEO of RealtyTrac. This trend appears to be moving the real estate foreclosure market back to its historic levels.Colorado foreclosures decreased 4 percent from the first quarter to the fourth quarter, but the state's annual foreclosure rate ranked second highest nationwide, thanks to consistently high filings throughout the year. A total of 29,630 Colorado properties entered some stage of foreclosure in 2005, representing 1.62 percent of the state's households.Orvis/Cushman & Wakefield gets listingOrvis/Cushman & Wakefield has been awarded the assignment for the marketing and sale of the 13,000-acre Sedgefields Plantation in Union Springs, Ala. Sedgefields is considered one of the foremost preserves for quail hunting, and boasts trophy bass fishing on its 500 acres of lakes. The plantation was assembled in the 1920s by appliance tycoon Lewis B. Maytag. Sedgefields has drawn well-heeled hunters from across the nation for decades, including Bob Hope and Bing Crosby. It's been the host of the national bird dog field trials since 1931. The plantation is offered for sale at $35 million. We're excited for the opportunity to handle a property of this caliber, CEO John Watson said. The company launched June 1, 2005, and we now have seven sporting properties listed in six states totaling $119.85 million.ReMax Properties surpasses $1 billionRe/Max Properties Inc. released its 2005 sales statistics last week, announcing a record- breaking year in which company sales volume reached $1.08 million.Joe Clement started the company 20 years ago.I'm not surprised by the success. We were very innoative in 2005, Clement said. We added a full-time corporate trainer, created a state-of- the-art eduction center, and began publishing and distributing our own real estate listings magazine called Properties.The company also added 40 agents in 2005, increasing to 270 total.We hope to increase our total number of full-time real estate professionals to over 300 in 2006, Clement said. The company has five locations, including three in Colorado Springs, one in Monument and one in Falcon.Need 2,600 square feet of land on the west side?That's right - it's just a slice, but for $2,406 this property, officially owned by El Paso County, can be yours.
