New Jersey native Grace Capobianco is an entrepreneur of sorts, in that she started small as an advertising salesperson in Florida at the Palm Beach Post 's Dining Guide to the Palm Beaches ("I designed the ads and created the copy," she says), and hitting it big in lunching the chamber of commerce's Guide to the Palm Beaches. Other successful ventures followed, and by 2010 Capobianco-who is widowed-was living in lower Manhattan's Battery Park City.
"I quickly saw that there was a huge void. Manhattan below 23rd Street was the fastest-growing part of the borough with many families. But is was largely a secret. Visitors would view Ground Zero or tour the New York Stock Exchang e, but then they would then go to midtown hotels and restaurants. I wanted more for the neighborhood I love so much."
The result was the tabloid-sized Downtown. Capobianco personally delivered the November 2010 launch and the 2011 issues. Her shoestring budget was evident, as she made her deliveries to...
