While the county's high housing prices are far from falling, the local resale market has slowed to a more manageable pace for local home buyers and real estate agents.
Heather Benson, a Realtor at Prudential California Realty's Carlsbad office, said she is seeing fewer multiple offers and that homes are staying on the market a little longer than they did during the spring.
"Not that things are down, but we are seeing less of a frenzy,'' said Benson, a board member for the North San Diego County Association of Realtors.
The median price of a home increased to $491,000 in June from $370,000 in June 2003, according to Multiple Listing Service statistics from the San Diego Association of Realtors.
Those in the resale business say there are more homes on the market this summer than in the spring, but they also note that's typical of this time of year, when sellers want to move before the school year begins.
With less competition and a little more time to formulate offers, harried home buyers and agents have some needed breathing room.
"It does take the pressure off the buyers and makes them feel like they might get the first or second house they bid on," Benson said.
Joel Persinger, an agent at the San Diegobased discount brokerage HouseRebate.com, said, "The mad dash is not over, but it's 'not as fast."
